Story

Land-Based Strategies began in 2020 as a hands-on investment platform focused on the Texas Triangle— Houston, Dallas–Fort Worth, Austin, and San Antonio—with meaningful activity in the Texas Hill Country. What started with sourcing coverage and title resolution evolved into a broader mission: build a scalable, systems-driven practice rooted in clarity, discipline, and execution.

Since inception, the platform has executed dozens of transactions under tight timelines, developed Deal Studio—its proprietary operating system—and built partnerships across brokerage, operations, and capital. Today, the focus spans undervalued land and commercial assets where value can be created via subdivide, value-add repositioning, or ground-up development in growth markets across the Triangle and Hill Country.

Alexander Vitenas — Founder

Alexander Vitenas is the founder of Land-Based Strategies and the architect of Deal Studio. His career spans real estate, operations, and technology—bringing a systems-first approach to investing and execution across Houston, Dallas–Fort Worth, Austin, San Antonio, and the Texas Hill Country.

Prior to Land-Based Strategies, Alexander helped scale a healthcare business at the intersection of health, beauty, and tech, growing the team from 3 to 50 and delivering a 15,000-square-foot purpose-built medical office in Houston. He exited in 2020 and shifted full-time into Texas real estate, where he has since led land and development transactions with institutional rigor.

Today, he focuses on institutional-quality acquisitions, strategic joint ventures, and leveraging software and data to create repeatable outcomes for investors and partners across the Texas Triangle and Hill Country.
