Case Study — Hunt County Assemblage at US380 & FM36

In Hunt County, Texas, we pursued an assemblage at the northwest corner of US380 and FM36. Parcels 2 and 3 were acquired pre-foreclosure through a complicated heirship and probate situation that spanned multiple intestate estates with signers across the country. By navigating the legal and title complexities — the type we regularly handle in our Distressed Assets practice — we were able to bring the parties together and close the deal.

But Parcels 2 and 3 faced a critical challenge: access was constrained by the Kansas City Southern railroad running along the southern boundary. To solve this, we secured Parcel 1 as an off-market acquisition. That tract provided direct frontage on FM36, eliminating the rail crossing issue and unlocking the entire site’s development potential.

The result was a 32-acre hard corner with frontage on both US380 and FM36 — a site that could be rezoned and repositioned as a Ground-Up Industrial opportunity between McKinney and Greenville. This transaction highlights our ability to solve access and title puzzles, structure complex acquisitions, and turn fragmented parcels into institutional-grade sites.
